1. Who are we?

The first project came to life in 2006 realizing the vision of providing premium summer houses in Egypt’s prime tourist and leisure destinations.

3. What are Travco Properties’ launching projects?

Travco Properties presents two premier locations on Egypt’s coastal cities of Madinat Makadi in Hurghada, and Almaza Bay in Marsa Matrouh / North Coast. Since its development, the company has been actively securing land of prime locations all over Egypt. Additional locations will be later announced.

4. When are the units due to be delivered?

Almaza Bay: First phase in 16 to 18 months

Madinat Makadi:First phase in 6 to 12 months
Other phases of both projects will follow.

5. When will the projects be complete?

Madinat Makadi/Hurghada:
The first phase will be ready for delivery in May 2007.

Almaza Bay: 20 minutes from Marsa Matrouh city.
Madinat Makadi: 20 minutes from Hurghada city, and five minutes from the German School.

7. What are the neighboring resorts?

Almaza Bay: 100 km west of Hacienda.

Madinat Makadi: close to Sahl Hasheesh and Soma Bay.

8. How far are the projects from major cities and Airports?

Almaza Bay:

25 minutes from Matruh Airport / 50 minutes flight from Cairo / 1 hour flight from Alamein Airport.
2 hours drive from Alexandria / 4 hours drive from Cairo.

Madinat Makadi:
1 hour flight from Cairo airport / 5 hours drive from Cairo.

12. Will the properties be fully finished?

Units will be developed according to the defined specifications of every unit.

13. What if I want the unit without finishing?

Units are delivered as per the defined finishing.

14. Is there furniture available?

Yes, furniture packages will be available for every unit in Madinat Makadi

15. Can the standard finishings be changed ?

Yes, upon our approval and through our contractors. Structural changes will not be allowed however.

16. Will the land be registered to the landlord?

Yes it will

17. What is the possibility of buy an empty plot?

No, we provide ready built and fully finished units for the sake of consistency.

18. Can I have a different model on a different plot size?

No, to maintain proportion (the plot: to the building).

19. Can I make any alterations to the exterior architecture or change the paint color?

No, this will not be possible in order to preserve the overall homogeneity of the build up units.

20. Will I be able to alter the interiors after I receive the unit?

Yes, provided they are not structural ones.

21. I have specific requirements for electrical outlets can I apply them?

Yes, upon our approval and through our contractors, against charge.

22. Are the utilities connected?

The projects are equipped with all basic infrastructure needs including electricity, water and telephones.

23. Will there be maintenance for the building, the garden, and the pool in our absence and presence? For how much annually?

Yes, by the assigned management company against charge, depending on the size of the unit.

24. Is there a 24-hour security service?

Yes.

25. How can we ensure privacy with all the public facilities within the resorts?

The resort has been master planned with the privacy of our guests as our utmost priority.

26. Will the garden be totally fenced or are the boundaries open to neighbors? Are there limits to fence heights?

The villas will be separated from each other. Availability of fences depends upon location, and so will the height.

27. Can I add pergolas or any other structure in the garden?

In general, the external look must be homogeneous upon our written approval and through our contractors, provided that no further construction will be carried out, or that it affects general layout, theme…etc.

28. Are there parking spaces for the units, and for how many cars?

Yes, for one or two cars depending on unit size, in addition to the public ones.

29. Do the villas have private pools?

Pools maybe built upon request and against charge. A choice of standard pool designs will be available.

30. What are the leisure and recreational facilities available at the resorts?

Our leisure facilities include one of Egypt’ largest 19-hole championship golf courses, a state-of-the art Marina for yachts, horse-back-riding tracks, Tennis academy, water park, a health club, kids playground, and a shopping arcade featuring 300 shops, restaurants and cafes. It is an ideal setting for businessmen with the world class conference center equipped with the latest technology to hold successful meeting and large scale conferences.

The Bay enjoys a host of leisure facilities including a 18-hole golf course, golf academy with pitch and putt, world class Spa and a multitude of water sports. In addition to the desert safaris and excursions that can be easily arranged for a fun-filled holiday experience. Needless to mention, the eights resort hotels that are fully operational offering a multitude of additional options. Additionally Souk Makadi (Makadi Center) offers variety of F&B outlets to cater to all tastes in addition to a variety of shopping outlets offering a full range of the day to day necessities and the must-buy souvenir shops to make your guests’ stay at Hurghada well catered for.

31. Is there a hotel service?

Yes, Madinat Makadi already features 8 hotels and resorts. Almaza Bay has recently inaugurated the first of six properties to be developed in the bay.

32. For the apartment, will open terraces be exposed? Are they shaded or not?

No. Some are, while others are not. Additional pergolas maybe provided against charge.

33. For the ground floor apartments, is the garden included?

It depends on the apartment location. Please refer to the detailed unit specifications

34. When will the Golf Course in Makadi be ready?

November 1st, 2007.

35. Who designed the golf course & the Golf Academy in Makadi?

John Sanford of Sanford Associates Florida, USA.

36. Will I be able to use the golf for free?

Special rates are offered to unit owners.

37. Are the lagoons fit for swimming?

Yes.

38. Is the garden already planted ?

Yes all landscapes will be ready upon delivery.

39. Are you selective about your clientele?

Yes, our properties are designed as upscale retreats.

40. Where and how can I take a closer look at the plans and the overall designs on offer?

41. Are there any restrictions on the ownership of foreigners?

No restricions.

42. How does the selection process work?

First come first served basis. Prime locations can be selected at a premium cost.

43. Do you offer time share?

No.

44. Are you able to rent the unit on my behalf during my absence?

The In-house real estate office will assist you.

45. Are unit owners privileged to a discount when using hotel facilities?

Hotel facilities may be used at discounted rates.

46. What are the advantages of early reservations?

The first phase will be launched at special introductory rates. As the resort develops, rates will tend to increase, and so early purchases will be much more lucrative..

47. Does the price vary with the view / locations? How about the floor level?

Yes it varies with view and location but it doesn’t vary with the floor level.

48. Can I sell my property after having placed my deposit and before the official launch of the project?

Yes, upon written approval from Travco Properties.

49. Where will your sales offices be located?

Our Sales offices will be located in Zamalek.

51. What privileges do residents of Makadi enjoy?

Residence owners at Madinat Makadi benefit from many privileges, including:

• Free access to the beach, beach chairs and umbrellas against charge.
• 50% discount at Participating Hotels on their applicable tariffs for use of their swimming pools, fitness centers, tennis, squash or beach facilities, subject to availability.
• 25% discount on applicable green fees or academy charges Championship and Challenge courses, subject to availability.
• 25% discount at Practicing Hotels and other Outlets on applicable tariffs for food and beverages. These rates are not applicable during holidays and special events and subject to availability.
